There are many points of differentiation between Neal Communities’ Grand Palm, and the other offerings at the West Villages. To begin, Grand Palm is part of the West Villages marketing group, but it is not located within the boundaries of the WVID (West Villages Improvement District) and is therefore not subject to WVID fees. It is the very first community to meet the rigid guidelines of the Sarasota County “2050” plan, with more than a third of its 1005 acres set aside as undisturbed natural preserves and lakes, and with wildlife pass-through corridors. The community offers 8 different trails and in combination with sidewalks provides residents with more than 28 miles for walking, jogging, or bicycle riding. One of those trails is located on a natural island in the middle of a beautiful 32 acre lake at the heart of the community. Kayaks are available for residents to access this island.
Other amenities are plentiful at Grand Palm, including the Palm House club house, a fitness center, a resort style pool with a waterslide, a lap/fitness pool with spa, a tiki hut, a pavilion and picnic area overlooking the Grand lake, a playground complete with a splash park, and basketball, volleyball, bocce ball, and tennis courts. So extensive are the amenities that the community has a full time activities director, with many clubs, social gatherings and a full calendar of events! Additionally, there are two dog parks, one for smaller dogs, and another for larger dogs.
What we find especially appealing as one drives through the community is Neal’s commitment to ensuring the individuality of each home. No adjacent homes have the same front elevation, or the same color. And, with their extensive offering of models, there is no cookie-cutter feel as one finds in many large, master planned communities.
The Coral series are Neal’s paired villas. Unlike most paired villas, the entrances are at opposite ends, and come with paver driveways and walkways. There are 4 models available, in configurations of 1434, 1524, 1632, and 1842 square feet. The 1842 version features 3 bedrooms plus a den, otherwise unheard of in the paired villa category. All have 2 car garages, and like all the single family homes in Grand Palm, come with tile roofs. The villas are maintenance free, but with low HOA fees, ranging from $101 to $142 depending on size. Prices range from $250,000 to $286,000.
Neal offers 3 different series of Single Family homes. The Celebration series, on 40 foot wide lots, has 5 models to choose from. They are available in 1 or 2 story, and with square footage of 1812, 2014, 2064, 2389, or 2731. Prices range from $293,000 to $359,000 and in the largest model can be up to 5 bedrooms, 4 bathrooms, and with 3 car garages. Cove series homes, on 45 foot wide lots, have 4 unique models…1 or 2 story, with 2181, 2288, 2379, or 2427 square feet, and up to 4 bedrooms, 3 ½ baths, and 3 car garages, with prices ranging from $339,000 to $364,000. Step up to the Designer series Coastal homes, with 5 models to choose from, in 1 or 2 story, ranging from 2453 to 3346 square feet, and up to 6 bedrooms, 4 baths, and 3 car garages, on 60 foot wide lots. Prices for the Coastal homes range from $382,000 to $439,000.
All of Neal’s homes come with an extensive amount of standard features, including R38 insulation, 5 ¼ inch baseboard molding, tile in the main and wet areas, energy efficient 16 seer air conditioners, and granite kitchens with stainless steel appliances. Upgrades can be added at Neal’s own PureStyle 6,000 square foot interior design center, located nearby on Main Street in Lakewood Ranch.
