Why a Buyer Agent?

While driving around looking at properties, you see a great home, in the perfect neighborhood. Excited to see inside, you dial the number on the sign out front…

But WAIT. The listing agent on the sign represents the Seller’s interest, not yours. Their job is to sell the home with the most advantageous terms for their Seller. It is critical that you have someone on your side, to represent your interests and negotiate the best deal for YOU.

Buyer agents, sometimes called buyer representatives or buyer brokers, specialize in the interest of the home buyer!

In Florida, most agents act as “Transaction Brokers”, meaning they represent only the transaction, not the buyer or seller. However, when an agent lists a property, they pledge confidentiality and loyalty to their Seller. While they are ethically bound to deal honestly and fairly with you, they do not represent you, the buyer.

Exclusive buyer agents represent ONLY their Buyers. True Real Estate agents do not take listings or ever work for sellers. We are not trying to steer you toward a specific home or listing, or push a certain property. Nor are we distracted by sellers trying to sell their home!  We will focus on finding you the right home, negotiating the best price, and obtaining the best terms for your purchase.

Do you pay commission to a Buyer Agent?  NO!  As a home buyer, you do not pay our commission- it is paid by the Seller.  That’s right, the seller always pays for our services at no expense to you!

What Makes Us EXCLUSIVE?

Does your agent or their brokerage take listings? Then they don’t work exclusively with buyers!

If an agent represents the buyer in a deal, he or she is a buyer agent. But they may still list property, or be the Seller’s agent in their next deal.

We do not list property. Why is that important to you? Because our days are not spent marketing properties, dealing with Sellers or running open houses. 100% of our time is spent on BUYERS. Which means that our entire focus is you, the buyer!

What are the benefits of working with an Exclusive Buyer’s Agent?

The nature of our business dictates that we see property – a lot of property! A Buyer’s Agent is focused only on the home buying process, and will walk you through, step by step. We are familiar with the neighborhoods, schools and amenities; we will search the MLS for you to find appropriate homes, and preview homes for you if necessary, saving you time. Buyers Agents do all your legwork, looking up a property’s history, the tax and insurance estimates, and all related issues that may affect your purchase.

Buyer Agents help you organize and structure your home offer, and present the offer to the Sellers on your behalf. Once the offer has been accepted, we will be with you every step of the way to negotiate the terms of the contract, set up inspections and assist in the procurement of your financial assistance.
